New Detached Garage Construction

Building a new detached garage can be a great way to get some additional storage space and get the cars  out of the driveway or street.  If you go with a steeper pitch on the roof, you can get some great attic storage space.  This is very useful and can allow you to get rid of paying for that storage unit every month.  There are few things you need to be aware of when planning to build a new detached garage:  First find a qualified builder or contractor to advise you of the steps need to plan your new garage construction.  If you live in San  Antonio like I do, permits will be required prior to starting construction.  You will need to look at your survey to see if there are any setbacks, utility or drainage easements.  This drawing can usually be found with your loan closing documents.  If you can’t find it, then you can hire a land surveyor to come locate property corners, easements and house footprint (usually about $250 or so).  Once you get approval from the city that you can in fact build the new garage, you will need to call the Dig Hotline (811) and have them come out and locate any underground pipes or electrical.  Garages are normally square designs and very simply constructed.  Planning ahead can go a long way when it comes to the layout of the electrical outlets.  Think about where you will have your tables and shelving.  Ceiling outlets can be installed very easily and can be very useful when working in the garage.  Talk to your contractor about ideas and recommendations.  It wouldn’t be a bad idea to run some plumbing to the new garage just in case you need it down the road.  I have had many clients convert the detached garage into a guest house or mother in law suite.  You have many options when it comes to the exterior of your new detached garage.  Hardi Plank siding the most affordable option.  Check with your home owners association and see if there are any building  material requirements.  Some HOA’s will require that your new garage match the exterior of your home.  Your contractor can help you match the brick, stone, doors, windows, shingles and paint color.  Rhino Design Build is building a new detached garage next to the Witte Museum and the home owner loved our idea to add decking to the entire attic.  Now he can get rid of all the boxes he has inside the closets in the house.
